The local real estate market is definitely moving upward, and 2012 has come out of the starting blocks with gusto.
According to RP Data research, for the 2011 year, the total gross value of home and unit sales in Mosman saw it ranked as the number 1 suburb for the second year running. Cremorne was up 9 spots on 2010, with a 2011 position of 43.
For the 2012 year ahead, the two consecutive interest rate cuts late last year coupled with big quantities of buyers has helped kick start the market into a positive, steady pace.
Traditionally the early part of the year is the strongest and that is certainly proving true in 2012. We've had very big numbers through open houses and signs are promising for a strong year ahead.
Local home hunters have been moving quickly in the first two months to view newly listed properties.

And the same properties that were struggling last year are now drawing interest, inspections and offers. There is a definite change in the mood of buyers.
Some fantastic, well priced properties have already changed hands this year.
The upper end of the local market is starting to show signs of recovery, while the lower end is continuing with the same momentum that was seen in the very strong close to 2011. Properties up to $1.5M are moving exceptionally well. Also, properties that are styled or renovated are appealing to buyers looking to move quickly.

Our property management department has had an amazingly busy January and February.
Although it's typically busy at this time of year, we've probably had one of the busiest periods in the past 10 years.
The consequence is that our rent roll vacancy rates are still below 1%.
The rent roll portfolio continues to grow as investors realise the purchasing opportunities to be gained in the current marketplace coupled with the high rental returns that are available.
Many owners are also seeing further improvements in their rents as a result of making minor upgrades and renovations to their premises – the cost of which is tax deductable.
